3-Month Risk-Free Guarantee

If you're not 100% satisfied in your first three months, we'll refund every dollar of management commission and release you from your agreement. No reason required.

The Open Road Stays Vacation Rental Management Agreement runs for an initial term of twelve (12) months and renews automatically for successive twelve-month terms unless either party provides sixty (60) days' written notice of termination. The 3-Month Risk-Free Guarantee is our exception to that commitment. If you are not 100% satisfied with Open Road Stays for any reason after three months of having an active property listing with us, you will be entitled to request a refund of the Open Road Stays management commission earned during that three-month period and, upon redeeming the Guarantee, to be released from the remainder of your twelve-month term without penalty. You are not required to provide a reason for your dissatisfaction to receive the refund, though we may ask questions to help us improve our service. The Satisfaction Guarantee is subject to the following terms and conditions:

Eligibility

  • Your listing must be subject to a Vacation Rental Management Agreement signed on or after March 1, 2026, and the Satisfaction Guarantee must be explicitly included in the terms of your Management Agreement to be valid.
  • Your listing must be active with Open Road Stays for a minimum of three months at the time of your request, and you must be in compliance with the Open Road Stays Vacation Rental Management Agreement at the time you make your request. If Open Road Stays has terminated your Vacation Rental Management Agreement for lack of compliance prior to your request, you will not be eligible to receive a refund. The initial three-month period beginning on the date your listing is activated with Open Road Stays is your "Eligibility Period."
  • You may only redeem the Guarantee one time for each property listing that you list with Open Road Stays. Any individual owner is only eligible for the Satisfaction Guarantee for up to three different listings.

Refund Amount

  • If you are eligible for the Guarantee, your refund will equal the management commission (the Owner Booking Percentage Fee specified in your Vacation Rental Management Agreement, typically 15–20%) earned by Open Road Stays on all bookings confirmed and checked in during your Eligibility Period.
  • Your refund amount will be calculated based on the standard accounting of your owner account as of the date your refund request is submitted.
  • Cleaning fees, administrative fees, damage waiver fees, pet fees, and other guest-paid fees retained by Open Road Stays under your Vacation Rental Management Agreement are not subject to refund under this Guarantee.
  • Your refund amount is limited to the total management commission earned during your Eligibility Period.

Making a Refund Request

  • If you are dissatisfied with Open Road Stays' performance for any reason, you should submit your request in writing via email to [email protected] or through your Owner Account. You may then be required to fill out and submit a form to Open Road Stays to redeem the Guarantee.
  • Requests must be made after 90 days and no later than 120 days following your listing activation date. Requests made after 120 days from activation are not eligible for redemption, and the standard terms of your Vacation Rental Management Agreement — including the twelve-month term and sixty-day notice requirement — will continue to apply.
  • Requests must be made with respect to a specific identified listing. If you have multiple listings, you must identify the specific listing associated with a request.
  • Refunds will be processed via your owner payment account and will appear in your account within the normal processing timeline.

Release from the 12-Month Term

  • Properly redeeming the Guarantee terminates your Vacation Rental Management Agreement and releases you from the remainder of its initial twelve-month term (and any renewal term) without any early-termination fee or penalty.
  • Termination under the Guarantee does not affect obligations that survive termination under your Vacation Rental Management Agreement, including the handling of guest reservations confirmed prior to your termination date and the settlement of any outstanding charges or reimbursements on your owner account.

The Vacation Rental Management Agreement

  • The Vacation Rental Management Agreement you agree to when signing up with Open Road Stays will govern all aspects of your relationship with Open Road Stays except for the topics specifically addressed in this Guarantee — including its twelve-month term, automatic twelve-month renewals, and sixty-day written notice requirement for termination. Any disputes related to the Guarantee will be governed by the dispute resolution terms of the Vacation Rental Management Agreement.
