When you submit a property inquiry through our qualification form, contact form, or by phone, you authorize Open Road Stays to evaluate your property for our management program and to contact you regarding your inquiry. Submission of an inquiry does not create a management agreement. Any management relationship is governed by a separate written agreement.
Guest bookings made through third-party platforms (such as Airbnb, Vrbo, or Booking.com) or our direct booking site are subject to the terms of those platforms and to the specific listing's house rules and cancellation policies.
By providing your phone number to Open Road Stays through our website, by phone call, or by initiating a text message conversation with us, you agree to receive text messages from Open Road Stays related to your inquiry, our property management services, scheduling of consultations, follow-up on service inquiries, and operational updates.
Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes.
When you opt in to receive text messages, we may send you a message to confirm your signup. Message frequency varies. Message and data rates may apply.
You can cancel this service at any time. Just text STOP to the number that messaged you. After you send STOP, we will reply to confirm that you have been unsubscribed and will not send further messages. If you wish to receive messages again, you may opt back in by contacting us directly or by initiating a new conversation.
If at any time you forget what keywords are supported, just text HELP to the number that messaged you. After you send HELP, we will respond with information about our service and how to opt out.

Carriers are not liable for delayed or undelivered messages.
